Sunset Royale is a four story residential beachfront condominium that is ideally located at Siesta Key Public Beach on Siesta Key. Sunset Royale has 34 private residences and is the first condominium constructed on Siesta Key. 31 of the 34 condominiums have direct unobstructed and panoramic views of Siesta Key Public Beach and the Gulf of Mexico. Three condos front on the side street of Avenida Del Mare with good views of the beach and Gulf of Mexico from the front lanai and master bedroom. The first 3 floors consist of one-bedroom condos with a living area of 732 square feet and two-bedroom condos with 868 square feet of living area. Each of these first three floor condos have added additional footage to the interior of each condo with the elimination of screened in porches in 1980 creating an interior lanai in each of these condos. The first floor condos have a large patio outside of each unit that is a common area for the entire building. The first floor has a total of 9 condos and an office for the building. The second and third floor contains ten condos on each floor. The penthouse level has a total of five condos with large open individual beachfront balconies for the private use of each of the penthouse condos. The one-bedroom penthouse condo is almost 1,000 sq. ft. and the two bedroom condos go from 1,600 sq. ft to 1,950 plus the additional 200 to 400 sq. ft. open balconies.

Each condominium has a private entrance with covered private designated parking for each condominium. The interior of each condo is decorated and designed to each of the owners own style. At present there are seven owners who are full time residents at Sunset Royale. We have another five owners who maintain their condominium as a second home. This leaves 24 condominiums that are available for vacation rental by the individual owners. The Sunset Royale Association maintains a minimum requirement of one-week rentals, which all owners abide by. Sunset Royale does not allow pets, has no pool and markets itself as quiet and discriminating residence for those families, couples and individuals who wish to spend time on one of the highest rated beaches in the world. The powder sugar quartz sand of Siesta Key is legendary and to those who have stepped on it barefoot on a hot summer day, incredible. Sunset Royale works hard at catering to the select guests who return year after year and become part of the Sunset Royale community, which maintains an on-site office to rent condos for those owners who do not rent their own condos. Many rental guests plan their stays at Sunset Royale around the same dates each year to renew friendship with their fellow long time rental guests and friends.
Sunset Royale is located at 711 Beach Road, which is a two lane road that is lightly trafficked. The corner street of Avenida Del Mare, which ends at Beach Road is the path for those who live in the neighborhood behind Sunset Royale use to walk to the beach. This intersection has installed embedded traffic warning lights in the pavement that can be activated by pushing a button to give the pedestrian the right of way if needed. These lights are rarely activated as traffic from the Village of Siesta Key going to the beach by vehicle for the most part makes up the bulk of the traffic on Beach Road. Cars coming toward the Village of Siesta Key on Beach road are usually headed for Siesta Key Beach Parking which is two blocks south of Sunset Royale and therefore do not create traffic in front of Sunset Royale. In the evening this road is very lightly trafficked. Most owners and guests at Sunset Royale cross to the beach by merely walking down the walkway from the building and cross in front of Sunset Royale to access the beach.
In 2007 Sunset Royale owners invested almost three million dollars to rehabilitate, update and remodel their facility. Most of this money was needed to replace all existing plumbing, all doors and windows, all walkway and balcony railings, balcony surfaces and many other items including a new roof. In opening up the building to perform this work many building beams were found to have failed in the areas where the porches were enclosed and converted into lanais in 1980 and had to be rebuilt. All of the new doors and windows are high impact and meet the Florida requirement of wind borne debris for Sarasota County. Hurricane roll up shutters were removed from the building and replaced with high impact sliding glass doors on all fourth floor penthouse condos. Porcelain tiles were applied to the balcony surfaces replacing a former mastic covering. Three of the fourth floor penthouse condo owners expanded the square footage of their condo by building out from the balcony area and one owner added a third bedroom on the side of their condo.
During the reconstruction of the Sunset Royale building many owners took this occasion to update and remodel the interiors of their condos. Walls were removed windows added and some doors removed. Original 1968 kitchen and bathroom cabinets were replaced with up to date styled cabinets with new counter surfaces, flooring and complete refurnishing for many condos that had not been updated for a very long time. The look of Sunset Royale went from a very tired, poorly presented, faded condominium building to a very new and stunning building that was created in less than six months. The building office has regular walk-in traffic that inquires what was on this site before they built the new building. Visitors stop in to inquire if all of the condos have been sold or if they might still be able to purchase a unit. All owners are feeling very proud of our new look and are trying hard, for the most part, to forget about what they went through and what they spent to obtain this new look.
Sunset Royale rental guests are amazed and very pleased with the new look and updating that has taken place at their favorite "piece of paradise". The 4th floor penthouse condo balconies with Italian porcelain ceramic tiles and new white railings have become a popular choice for the ultimate Siesta Key vacation rental. The hurricane rated sliding glass doors have been expanded to cover the entire beach side living room wall bringing the beach directly into the condo interior. New windows and doors in all of the condos not only brought safety during high wind storms, but a nice quiet to the interiors when closed.
